I’m Vasylyna, Ukrainian by birth and a Madrileña by choice. I know what it is like to look for a home in a new city, in another language, with a thousand questions.
That is why I work as a personal shopper: I am on your side, I filter the market for you and I stay with you at every step, whether you are buying, selling, renting or have just arrived.
I work in Spanish, English and Ukrainian.

The NIE
Foreigner Identity Number
You need it to buy, sign a contract or open a bank account. Book an appointment as soon as you know you are coming: there is usually a wait.
Tip
Always carry the original and a copy of every document.

The Nota Simple
Land Registry
It shows who really owns the property and whether it has mortgages, debts or charges. You can request it online at registradores.org.
Tip
Get it before paying any deposit.

The deposit
Fianza and guarantees
For a residential let the deposit is one month’s rent, and the landlord must lodge it with the Community of Madrid.

Always pay by bank transfer and keep the receipts.

Agency fees
Housing Law
Since 2023, agency management fees for a residential let are paid by the landlord, not the tenant.

If you are asked to pay fees as a tenant, ask why.

Town hall registration
Empadronamiento
Registering with your town hall gives you access to the health card and counts for public school admission.

You will need your rental contract or title deed.
